LendInvestors ("we," "our," or "us") provides fintech-speed financing for real estate investors — including Fix & Flip, DSCR, Bridge, Multifamily, and New Construction loan programs. Our platform combines AI-powered loan matching with human advisors to fund deals faster than traditional channels.
This Privacy Policy describes what information we collect through lendinvestors.com and related services, how we use it (including how our AI systems process it), who we share it with, and the controls you have. By using our platform, you agree to the practices described below.
We collect data you give us directly, data captured automatically when you interact with our platform, and data from third parties used to qualify and underwrite your investor loan scenario.
Information You Provide
- Contact details — first name, last name, phone number, email address, and mailing/property address submitted through our Get Pre-Approved form, Submit Deal flow, or voice/chat assistants.
- Loan scenario inputs — loan type (Fix & Flip, DSCR, Bridge, New Construction, Commercial), property type, purchase price, ARV, repair budget (SOW), construction budget, loan purpose, and exit strategy.
- Investor profile — borrower liquidity, real estate investment experience (number of prior deals), occupancy type, timeline to close, and whether the property is in a rural or underserved area.
- Credit & background — estimated credit score range, U.S. citizen or foreign national status, ITIN-in-place-of-SSN status, and history of bankruptcies or foreclosures in the prior 24 months.
- Deal financials — signed purchase agreement status, payoff amounts on existing loans, default history, seller credit details, permit status, and proposed construction budgets.
- Voice & conversational data — recordings, transcripts, and metadata from interactions with our AI Voice Assistant and human advisors.
Information Collected Automatically
- IP address, device type, browser, operating system, and approximate geographic location.
- Page views, time on page, click activity, form-field progress, and abandonment points across the funnel.
- Cookies, pixels, and similar tracking technologies — see Section 5.
Information From Third Parties
- Credit bureaus and consumer reporting agencies (with your authorization).
- Identity verification, KYC, fraud-prevention, and anti-money-laundering providers.
- Public records, property databases, AVM/ARV data providers, title companies, and appraisal management companies.
- Referring brokers, lead-generation partners, and affiliate platforms that have your consent to share your information with us.
We use your information to:
- Match your scenario to the right loan program and route qualified deals to appropriate lending partners and capital sources.
- Power our AI Deal Intelligence engine, voice assistant, and automated qualification flows.
- Communicate with you about quotes, term sheets, document requests, closings, and ongoing servicing.
- Verify identity and protect against fraud, unauthorized transactions, and abuse of our platform.
- Send marketing communications, market updates, and educational content (which you can opt out of at any time).
- Operate, maintain, debug, and improve the performance, accuracy, and security of our platform.
- Train and refine our AI models, qualification logic, and lender-matching algorithms (using aggregated or de-identified data where feasible).
- Comply with applicable laws, regulations, court orders, and government or regulatory requests.
We do not sell your personal information. We share it only in the following limited circumstances:
- Lending partners & capital providers — banks, private lenders, warehouse partners, and institutional capital sources we match your scenario with to obtain a quote or fund your loan.
- Service providers — vendors supporting our operations, including hosting, CRM, email/SMS delivery, voice AI infrastructure, document storage, e-signature, analytics, and identity verification.
- Settlement & closing parties — title companies, escrow agents, attorneys, appraisers, inspectors, and insurance providers required to close your transaction.
- Brokers & referral partners — when you are introduced to us through a broker, we may share status, milestones, and outcome data with that party.
- Affiliated platforms — sister brands operated by our parent company when your inquiry crosses programs.
- Legal & regulatory — when required by subpoena, court order, regulator, or applicable law, or to investigate suspected fraud or illegal activity.
- Business transfers — in connection with a merger, acquisition, financing, or sale of business assets, subject to standard confidentiality protections.
Third parties receiving your information are contractually required to safeguard it and use it only for the purposes for which it was disclosed.
Our platform uses AI to qualify scenarios, match borrowers to loan programs, and surface lender options. We want to be clear about how that works:
How AI Is Used
AI is used to pre-qualify and route — not to make final credit decisions. Final loan approvals are made by underwriters at our lending partner institutions based on full documentation, credit review, and program guidelines. Our AI may pre-screen a scenario as a likely fit or non-fit; this is not a credit denial under the Equal Credit Opportunity Act.
- You can request a human advisor at any point by calling or replying to any communication.
- We retain conversation transcripts and voice recordings to improve service quality, train AI models, and support compliance.
- We work to prevent bias in our models and review outcomes periodically. If you believe a decision affecting you was unfair, contact us using Section 12.
Our platform uses cookies, pixels, web beacons, and similar technologies to recognize your device, remember preferences, measure performance, and deliver relevant marketing.
- Essential — required for the platform to function, including form submission, session management, and security.
- Analytics — help us understand how visitors interact with our platform (for example, Google Analytics, conversion tracking).
- Advertising & retargeting — allow us and partners (such as Meta, Google Ads, LinkedIn, TikTok) to show you relevant ads on other platforms.
You can disable cookies through your browser settings; doing so may affect functionality. We honor "Do Not Track" signals where legally required and offer opt-out controls described in Section 7.
We maintain administrative, technical, and physical safeguards to protect the confidentiality, integrity, and availability of your information. These include encryption in transit (TLS/SSL), encryption at rest for sensitive fields, role-based access controls, secure document storage, employee training, and ongoing monitoring.
Despite these measures, no method of transmission or storage over the internet is 100% secure. We cannot guarantee absolute security, and you transmit information to us at your own risk. If we become aware of a security incident affecting your personal information, we will notify you in accordance with applicable law.
Depending on where you live, you may have the following rights regarding your personal information:
- Access — request a copy of the personal information we hold about you.
- Correction — ask us to correct information that is inaccurate or incomplete.
- Deletion — request that we delete your information, subject to legal and regulatory record-keeping obligations.
- Opt-out of marketing — unsubscribe from emails via the link at the bottom of any message, or reply STOP to opt out of SMS messages.
- Restrict or object — limit certain processing activities, including marketing-related profiling.
- Human review — request that a human advisor review any matter affected by automated processing.
To exercise any of these rights, contact us using Section 12. We will respond within the time period required by applicable law and may need to verify your identity before fulfilling your request.
Most LendInvestors loans are business-purpose loans for investment properties, which are not subject to the Gramm-Leach-Bliley Act ("GLBA") as consumer financial products. Where GLBA does apply — or for any consumer-purpose transaction — we follow its Regulation P privacy requirements. As a matter of internal policy, we apply GLBA-equivalent safeguards to all client financial data regardless of classification.
Notice to Financial Customers
We collect non-public personal information ("NPI") from your application and from third parties such as credit bureaus and verification services. We share NPI only as permitted — to process your transaction, with service providers under confidentiality agreements, with lenders evaluating your scenario, and as required by law. We do not sell NPI to third parties for their own marketing purposes.

If you are a California resident, the California Consumer Privacy Act ("CCPA"), as amended by the California Privacy Rights Act ("CPRA"), gives you additional rights:
- Know what categories and specific pieces of personal information we have collected about you.
- Delete personal information, subject to certain exceptions.
- Correct inaccurate personal information.
- Opt out of the "sale" or "sharing" of personal information (we do not sell personal information as defined by the CCPA).
- Limit the use of sensitive personal information.
- Non-discrimination for exercising your CCPA rights.
Certain information collected as part of a financial transaction is exempt from the CCPA under the GLBA exemption. To submit a verifiable consumer request, contact us using Section 12.
Our platform is intended for individuals aged 18 and over and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe we have collected such information, please contact us immediately so we can delete it.
We may update this Privacy Policy from time to time to reflect changes in our practices, technology, legal requirements, or other factors. When we do, we will revise the "Last Updated" date at the top of this page. Material changes will be communicated through our platform or by direct notice. Continued use of our services after an update constitutes acceptance of the revised policy.
